ROOF SEALANT FAILING TOO SOON

Well we have had our 16BH almost a year now with no major faults, TILL NOW.  Saturday I took the tent down that I used to shield it from the winter elements and while looking at the roof I saw that the self- leveling sealant that KZ seals with was cracking in many spots and over the sink area the roof was LOOSE. I havent noticed any signs of water leakage inside but I'm sure if I dont reseal soon I will get damage. I would like to think that the sealer sure last more than a year, it has on the trailers that my parents have owned over the years.

   Also, the roof itself is really horse poop to put it plainly. I saw this right off when we got it home but the more I look at the hills and gullys in the aluminum the more I think of how long before I have to have it torn off and done the right way. There is a big low spot that the bathroom vent sits in, I have to put the trailer at an angle while not in use for proper rain run off. I think I need to look into a rubber style roof like some other trailers have. We'll see about that later. Right now I need to reseal, WHAT FUN.

   Like I said, mine has been mostly protected from the elements , so I advise you all to check your roofs because they probably look as bad or worse than mine.

The roof sealant as well as all exterior caulking should be check regularly, but most particularly each fall when we put our units to bed for the season.  We should all have a check list that we go through each fall.  Preventive maintenence is manditory in order to keep our little units working for many years to come. 

I would like to hear from others as to what they look for and do each year in their annual preventative maintence .

Thanks for the heads-up.  I will have to watch this carefully.  Maybe take it in to the dealer for inspection and service once or twice per year. 

Any idea if the roof panel is glued to what's below it or how it is attached?  Or if it sort of 'floats', with attachment only at the edges and vents?

Perhaps, we can compile a good recommended preventative maintenance list, that I can turn into a "STICKY".  Thanks, Jack for initiating this.

After doing some reading on rv.net about roof seams, I'm thinking seriously of going over all the seams with Eternabond tape on my trailer within the first year.  Folks who use Eternabond say it is a very permanent solution and can be used either over well-adhered caulk or after the caulk is removed.  Surface must be cleaned extremely well before applying the tape.

As I understand it, yes.  Its adhesive is made fully active by applying pressure with a roller, then the stuff is on for good.  One can remove caulk and then apply Eternabond over the exposed seam, or if the caulk still is adhering well one can apply it right over the caulk so the edges go beyond to the metal (or whatever material was used for the roof and sides).  People do not just the perimeter edges but also around vents and other protrusions.  50' rolls that come in several widths, including 4″ and 6″.

Keep in mind that I'm no expert on Eternabond, I'm just relaying what I've read elsewhere.  But it sounds like some really tough stuff that is thought to provide a more permanent fix than adding more caulk.
